A Name Worth Carrying Forward

Family is at the heart of everything we do.

Howes Realty Group was created by four family members — Caitlyn Strenk, Tiffany Romero, Lindsey Strenk, and Daniel Howes — with a shared passion for helping people find a place they can truly call home.

The Howes name is part of our family's story, and it's one we're proud to carry forward together. Our grandfather, Daniel Howes, set the example of family values that inspired all of us, and we're proud to have him on the team. The four of us came together to build something of our own — a real estate team centered on family, trust, and helping other families find home.

Today, the four of us are building Howes Realty Group together while helping other families create their own stories through homeownership.

Buying Your First Home?

Everyone starts somewhere, and we love helping people buy their very first home. We'll explain each step in plain language, answer every question (there are no silly ones), and make sure you never feel lost along the way.

Costs to Plan For

Beyond the price of the home, these are the costs first-time buyers are most often surprised by. A lender can give you real numbers for your situation.

Down payment
The part of the price you pay up front. How much you need depends on your loan type, and some loans require very little.
Earnest money
A deposit made after your offer is accepted to show you're serious. It's usually applied toward your costs at closing.
Option fee
A small Texas fee that gives you a set number of days to inspect the home and back out if needed.
Inspection
A professional look at the home's condition before you commit, so there are no surprises later.
Closing costs
Lender, title, and other fees paid when you close. Your lender will estimate these early on.

Questions We Hear Most

Where do I even start?

Start with a conversation with us and a pre-approval from a lender. Together, those tell you what you can comfortably afford and what kind of home fits your life.

Do I need perfect credit or a big savings account?

Not always. Different loan programs have different requirements. A lender can walk you through your options, and we can connect you with one.

How long does buying a home take?

The search can take days or months depending on what you're looking for. Once your offer is accepted, closing often takes about 30 to 45 days.

How does paying a buyer's agent work?

We don't get paid unless you close on a home, and our fee is negotiated with the seller. We'll walk you through exactly how it works and put everything in writing before we start, so there are never any surprises.

What if something goes wrong during inspection?

That's what the option period is for. We'll help you decide whether to ask for repairs, negotiate the price, or walk away.

Find the Loan That Fits You

Conventional Loan

The most common type of mortgage. It isn't backed by a government agency, and many people are surprised to learn you don't always need 20% down.

  • Qualified buyers can put as little as 3.5% down, and many put down 5%. Twenty percent is not required.
  • Putting down less than 20% usually means paying private mortgage insurance (PMI), which can be removed once you build enough equity.
  • Lenders generally look for a credit score of at least 620, and a stronger score can mean a better rate.

Often a good fit if: you have good credit and steady income, and you want flexibility in the type of home you buy.
